2. Its walls needed rework, which was essential prior to marketing the home.
3. Valuation was a concern as there were no records of other units crossing the $2 million valuation mark.

1. The overall space management of this project is well thought out, however some viewers may find that the close proximity to the neighbours may curtail its privacy aspect.
2. Patches of stains were visible on some walls.
3. Viewers may find it hard to visualise the space potential of this bare unit.
4. This high-floor penthouse perched atop The Grandhill’s setting on an elevated hill, promises great views. However, due to the route heading up to the project, some viewers may feel that the geographically “nearby” MRT is actually quite a distance away.
5. Equipped with an open roof terrace which is a nice feature, we needed to show how viewers can explore this space as well.

1. We helped our viewers visualise the potential configuration of this home, by taking reference from another unit we’ve sold in this project.
2. We featured images of that fully-furnished home in our home tour video, alongside proposed renderings of alongside proposed 3D renderings of the home.
3. This included renderings of the open roof terrace, on how it could be potentially converted to an al fresco dining space, overlooking the unobscured views of Pasir Panjang.
The Result
Upon launching the home tour, this home was sold above its asking in less than 2 weeks after the home tour video was launched! 2. The current configuration of this home is great but did not showcase the true potential of this home. There was a need to show our viewers how the space can be explored further.
3. Valuation was a concern as there were no transaction records of a penthouse in this project.
Our Solutions
1. During the home tour video, we spoke of the rarity of a dumbbell layout unit and how it is an anchor point for an exit plan.
2. We also highlighted that such layouts are convertible into dual-key configurations, which is ideal for rentability.
3. In addition, we featured the sizeable balcony and floor-to-ceiling windows of the master bedroom, providing panoramic views of the vicinity.
The Result
In just 1 month and after 30 enquiries, our Listing Team sold the property above Valuation, exceeding our sellers’ expectations.

Our Assessment
1. A sub-sale unit untouched and good as new.
2. Construction was yet to be completed and hence, physical viewings was not possible. Furthermore, show flats were not available.
3. Additionally, sub-sale units naturally have lower transaction numbers, in turn affecting its bank valuation.
Our Solutions
1. We conducted a “Studio Video Home Tour”, virtually walking our viewers through the Motion Graphics 3D Walkthrough Renderings which greatly assisted them to visualise the configuration and layout.
2. Our extensive analysis of the pricing and especially its location brought up the future upsides of this property.
3. We touched on its location in Potong Pasir, sandwiched between the Bidadari and Woodleigh staggered MOP cluster which will form a potential buying pool to facilitate an exit strategy.
